Fee Structure for Landlords
Tenant Find Only is charged at £400 plus VAT.
Fully managed setup cost £200.00 pus VAT and just £84 plus VAT a month for any property, any size.
Should you require a Guarantor then there will be an additional flat fee of £110.00 payable.

Hawkmoth property Consultants offer a Full Managed Service for your property, offering peace of mind knowing that your investment is in safe hands with our DBS checked consultants. We will find you the best possible tenant and make sure that the rent is always paid on time. We will carry out inspections throughout the tenancy term to make sure your investment is being looked after as it should be.
Inventory & check in
A full photographic and detailed inventory can be carried out on your behalf if requested. These are charged at £120 plus VAT for 1,2 and 3 bed properties. Then £194 plus VAT for 4 bedrooms plus.
A detailed inventory without photographs are charged at £75 inclusive of VAT in properties of all sizes. Hawkmoth do, however, recommend a full photographic inventory in the unlikely event of any dispute.
The Check-in process ensures that your new tenants are in agreement with the condition of the property and the contents as detailed in the inventory. Meter readings are also taken, the keys are handed over and the inventory is signed and agreed by the tenants to prevent disagreements at the end of the tenancy.
Legionnaires’ disease is a potentially fatal form of pneumonia caused by the inhalation of small droplets of contaminated water containing Legionella. All man-made hot and cold water systems are likely to provide an environment where Legionella can grow.
We would recommend that Landlords have a Legionella Risk Assessment carried out every 5 years and as long as no concerns are noted this would satisfy their responsibilities under the current legislation. Hawkmoth Property will arrange a Legionella risk assessment if required – this is at a cost of £140.00 including VAT and includes a report confirming the assessor’s findings.
An energy performance certificate is a legal requirement when renting a property, at Hawkmoth we will not only make arrangements for this to be carried out but we will provide it on behalf of the landlord at no extra cost.
Hawkmoth will arrange any length of tenancy agreement, be it long term or just for a few months. All our staff our DBS checked for landlord and tenant peace of mind.
